Spring Valley is one of the valley's established townships, and much of its housing went up through the 1980s and 1990s. Those screens are now three to four decades into a Mojave climate, and this is the area where we replace the most complete sets — frame and mesh together — rather than coaxing another season out of what is there.

Why we build new frames here

Aluminum does not rot, but it does not come through forty years of direct sun unchanged either. The finish chalks and oxidizes, the plastic corner keys used in that era go brittle and crumble as soon as they are disturbed, and the spline channel spreads a little wider every time a screen is re-meshed. New frame stock puts all of that right in one visit.

Most Spring Valley homes we measure have been rescreened once already, sometimes twice. New mesh in a frame that far along is the expensive choice, because the labor comes around again in a few years. Building the frame and the mesh new together gives you a screen that sits tight in the opening and matches every other window on the house — which shows on tract homes of this era, where the same window size repeats the whole way around.

New mesh in a frame that is chalked, bowed or already on its second rescreen buys a few seasons and then you pay the labor over again. New frames and mesh cost more up front and work out cheaper across the time you own the house.

Yes, and a new door is usually what we recommend here. The patio door takes more use than any other screen on the house, and once its frame has warped no amount of new mesh will make it slide right again. We build the new door on site and install it with new rollers, so it closes properly the same visit.
